Pre-Listing Consultation Inspections

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference.  Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

Water Testing

Water can be much more than H20. As the water travels through the hydrologic cycle, minerals and contaminants are dissolved into the water.  Naturally occurring minerals impart undesireable properties such as unpleasant taste, staining, or hardness to the water. Other minerals are health risks at high levels and some are man-made.  Water can also be effected by living bacterial organisms.  The presence of some bacteria indicate unsanitary conditions, and are indicators of the possible presence of disease causing micro-organisms. Other bacteria such as iron and sulfur bacteria cause nuisance odor, staining, and taste problems.

Radon Testing

Radon is the #2 cause of lung cancer in the US. It is colorless, odorless, and extremely carcinogenic (cancer-causing). It can affect homes anywhere in the US, and the only way to check for elevated levels of radon in your home is with testing. Home tests are available, but we recommend professional testing for peace of mind. We use a laboratory calibrated 1028 Sun Nuclear Radon Monitor which provides a 2 day test result, delivered electronically. Our 5-page report includes 48-72 data points with easy-to-read graphics.

Septic Field Inspection

Avoid costly repairs and have your septic field inspected before you purchase your home. We will map your field, bore test holes in strategic locations and evaluate the condition of the aggregate. You will receive an electronic report with the condition of the field, pictures and public records attached.

A condo inspection EXCLUDES the Roof, Site, Exterior, Insulation, Attached Garages/Carports and sometimes the Structure.  These systems typically are owned/maintained by the Home Owner’s Association.  A typical manufactured house does not provide access to the attic space.  Rarely is there an attached garage.
